  • Due within 3 days of application approval with lease signatures
  • $250 minimum, up to 2 months' rent depending on qualifications


Administrative Fee:

  • $199 non-refundable, due at move-in


Utility Billing:

  • $5/month


Trash Removal:

  • Valet trash service is $25/month 
  • Includes trash container per apartment
  • Billed with monthly rent

  • Can I reserve an apartment and apply online?

    You can complete your application online. The screening is automated. Click here to check availability. Select an apartment, and complete the online application. Our application fee is $55 per person age 18+. Application fees can be paid directly online.

    Guidelines

    We approve rental applications for residency based on reasonable guidelines, as outlined below:


    Age

    A completed application with an application fee is required. Upon request we will discuss in general the requirements for approval prior to you making an application. All persons 18 years of age or older who will be residing in the apartment must complete an application and must be named as a tenant on the lease. You will be asked to provide proof of identity.


    Credit History

    A credit history will be obtained for each applicant. Judgments, collections, bankruptcies or late payments impact credit history and may require additional review. You must have a satisfactory credit history to be approved.


    Income

    We accept prospective tenants who meet our criteria regardless of their source of income. Gross household income of two and one half (2.5) times the rent amount is the minimum accepted. Appropriate verification of income is required. In general, your income must be adequate to meet your financial obligations including rent.


    Residential History

    Rental history, including payment history as well as conduct while living on the property, will be researched. We may require past landlords be contacted and give satisfactory rental reference. Any prospective tenant who has been evicted from another property may not be accepted.


    Criminal History

    Criminal background checks are required on all applicants 18 years of age or older. Misdemeanors within the past five years and felonies within the past ten years that impact safety or creditworthiness will be considered, as well as a significant pattern over any period of time. Applicants will not be approved without an acceptable criminal background check.


    Security Deposit Schedule

    The security deposit requirement will vary based on the overall leasing desk score, the maximum required is two times the monthly rent amount.

  • What is the minimum income requirement?

    We require at least 2.5x the rent per month in income, based on the household gross annual income.


    For example, if rent is $1,800, the household would need to make a minimum of $4,500 monthly, or $54,000 annually.

  • I'm approved! What's next?

    Once you have been approved, you will pay the security deposit balance required in certified funds and sign the lease agreement sent via email within 3 days of approval.


    • Sign your lease
    • Pay any balance of the Security Deposit required + $199 Admin Fee (certified funds required)
    • Plan how you will move your household items and schedule movers.
    • Connect TV/Internet service of your choice.
    • Contact Dominion Energy to setup an electricity account.
    • Provide a photo of your pet and vet statement (if applicable).
    • Provide proof of renter’s insurance.
    • You will receive a letter with move in instructions & first payment required.
    • Enroll in Chesterfield County schools if necessary HERE.
  • What does my Renters Insurance policy need to show?

    Your declaration page for your Renters Insurance policy must show:


    • Minimum of $300,000 Personal Liability.
    • Marcella at Gateway LLC listed as the Additional Interest with our Leasing Office address.
    • The policy must be effective on or before your lease starting date.

    A copy of your declaration page is required before you move in and with each lease renewal.


    We recommend getting a quote from your current insurer if you have an auto or life policy, and doing so at least a week before your lease start date in case your insurance company has a processing time.

  • I don't have an email or computer. Can I still apply?

    Yes! You can stop by the Leasing Office to pick up a paper application. You will need to pay the application fee via certified funds. Please bring your photo ID and proof of income to help expedite the process.
